Community Asset Listing

Pillar Real Estate is at the forefront of the dramatically changing condominium landscape in Florida. Since the unfortunate collapse of Champlain Towers the state of Florida has stepped in with a first round of legislative action to ensure such a tragedy never occurs again in the state.

The state is implementing standards that will affect condominiums of all ages and locations. Their legislative actions will require a high level of structural maintenance/integrity and financial requirements to ensure the viability of all condominiums.

These state and local requirements have brought, and will bring, potentially dramatic costs to all condominiums but especially to those that are older and have deferred maintenance and have little to no reserves. The actions by state and local governments have taken the onus off Board members and made these requirements law.

Pillar Real Estate is already assisting condominium associations who have collectively decided the costs of compliance are prohibitive given the value of their units and other factors and have decided to go through the process of listing their community assets. Pillar has the real estate, property management and legal knowledge to be the consultant to an association and take them, step by step, through the process of Community Asset Listing, selling all units and the assets and liabilities of the association to a buyer.
